Our primary service area includes Zanesville and Muskingum County, Ohio. We also provide limited service in Coshocton, Guernsey and Licking Counties.

Most of our clients require a "full" appraisal on the industry standard Uniform Residential Appraisal Report, or URAR for short. You can be assured that the report will be in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP). A brief outline of what you can expect in a "full" report includes:

* Table of Contents and Appraisal Report Identification

* Uniform Residential Appraisal Report

* Marshall and Swift  replacement cost analysis (as applicable)

* Single Family Comparable Rent Schedule (as applicable)

* Location Map showing comparable sales and subject property

* Perimeter or Floorplan Sketch of the subject

* Photographs of the subject property and exterior photos of all comparable sales

* Miscellaneous addenda including, but not limited to, expanded market comments, flood maps, MLS listing data, zoning maps, and any other supporting documents as applicable.

* Certification and Limiting Conditions statement

* Appraiser's Qualifications

We also provide a variety of Limited Appraisal , Summary Appraisal, and Appraisal Review services for our clients. Please call or e-mail us if you have any questions concerning our full range of appraisal services.

We endeavor to contact the client or property owner within 24 business hours of receipt of  your appraisal request to schedule the inspection appointment. Our policy is to have a completed appraisal report ready to send to the client within 72 business hours of the date of inspection. At the client's request, we will also provide faxed or e-mailed appraisal process updates as required.

In our experience, delays are typically the result of not being able to inspect the property in a timely basis. When ordering appraisal services, be sure to include ALL contact methods to reach the person or persons responsible for allowing access to the property.

The "hard copy" report will be sent USPS first class postage unless express delivery is requested by the client. Any additional charges for express delivery will be billed to the client.

We also offer EDI transmission of reports in digital format over the Internet. We are currently utilizing Adobe's Acrobat PDF file format. As other EDI avenues are made available, we will strive to adopt those as well.
